Our Lakes Region vacation home is located right on the water on beautiful Belleau Lake in East Wakefield, New Hampshire. This home has 2100 square feet of living area, which includes a full kitchen with stove/oven, refrigerator, dishwasher, cooking utensils, coffee maker, and microwave, plus a dining room, living room, family room, two ¾ bathrooms, washer, and dryer. The best feature is a large attached 10'x24' four season porch with windows on three sides overlooking the water, allowing for picturesque views of the lake and all the surroundings. Sleeping accommodations include three bedrooms; a master bedroom with king size bed, a second bedroom with two twin size beds, and a downstairs third bedroom with a full size bed. There are also two sofas that can be used for sleeping so this house can sleep 8 people comfortably. There are also 5 reclining chairs that people have been known to sleep in.
My wife and I personally own, manage, and take care of this house so our guests will always find a sparkling clean beautiful home with a spectacular view when they arrive. It’s located close to the water’s edge, with 100 feet of gently sloped sandy beach, clear water, and a 25 foot private dock. The beach and water are both very children friendly.
Other amenities include cable TV, DVD player, WiFi (wireless internet), phone, BBQ grill, patio, outdoor furniture, and canoe. Area activities include swimming, boating, fishing, skiing, snowmobiling, hiking, biking, golf, and shopping. There are many fine family restaurants within 15 minutes of the house. Hannaford’s Super Market is only 10 miles north on Route 16, plus there are several other fully stocked convenient stores only 5 minutes away.
Our goal has always been to provide a beautiful, clean, well furnished home, a place where families can enjoy a very relaxing and enjoyable vacation in a very private and quiet setting. Whether you’re looking for a romantic get-away or a quiet family gathering, you’ll find that our beautifully furnished home is perfect for all your vacation and relaxation needs.
Price, Terms & Payment:
Rental Agreement & Policy
1)Check-in: Check-in time is 3 PM and check-out time is 10 AM unless otherwise specified. No early check-ins or late check-outs permitted.
2)Smoking: No smoking is allowed in the house or anywhere on the property.
3)Pets: No Pets allowed unless authorized in advance.
4)Occupancy: The house has three bedrooms and 2 sofas and can sleep 8 people comfortably. The maximum number of people that can occupy the house is 10. An additional fee of $20 per person is required for every additional person over 8. Guest agreesthat the home is to be used by the agreed-upon number of persons. Inclusion of additional persons beyond the specified maximum could result in extra charges of $50 per person and could, at the Owners’ discretion, result in early termination of your rental period without refund of rental fees paid.
5)Cleaning Fee: There is a non-refundable $30 cleaning fee due with the final rent payment.
6)Deposit and Cancellation Policy: A deposit of 20% of the total rental fee (not including damage deposit) is required within 7 days after signing this contract. If the deposit is not received within 7 days and someone else is looking for the same dates as you, they will get the dates. Rentals may be cancelled within 7 days (grace period) of the execution of your rental agreement without penalty and with any deposits refunded to you. The remaining rent payment, along with the damage deposit and $30 cleaning fee are due no later than 4 weeks before your stay. Any payment after the 4 week period must be in the form of cash and due upon arrival at the house where it will be collected by me, my wife, or an associate. If within 14 days of your stay you decide to cancel, the damage deposit and cleaning fee will be refunded in full, but your initial deposit and final rent payment will not unless we are able to rent out those same dates to someone else. If we are able to rent out those dates we will refund you the full amount that you have paid. All payments must be in the form of a certified check, money order, bank check, or cash. We also accept Visa and MasterCard. (See below for order form) Make all checks out to Jeff Haas and mail to 88 Catamount Road, Tewksbury, MA 01876.
7)Snowmobile Policy: The snowmobile cancellation policy is as follows; if within 7 days of your arrival date we determine that there is not enough snow to ride you can request a full refund. There will be NO refunds if you tell us 1 to 6 days in advance of your stay that you are not coming because of lack of snow. Everyone should know by that time if there is enough snow to ride on. We feel this is a generous refund policy.
8)Damage Deposit: A damage deposit of $300 is required 4 weeks prior to occupancy and can be included with the final rent payment. The damage deposit is not applied towards the rent and is refundable within 7 days after departure, provided the following provisions are met:
a.No damage is done to the house or its contents, beyond normal wear and tear.
b.All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are cleaned and placed in the dishwasher.
c.All keys are to be left on the counter when rental time is complete and all doors, including sliding glass door on lower level, porch door, and main front door must be locked upon leaving.
9)Safety:All tenants are responsible for personal and property safety for themselves
and their guests. Tenants shall use the rental property in a safe manner and shall require its guests to do the same. Children shall be monitored at all times during the rental period. All roads around the lake are maintained by the Belleau Lake Association and posted speed limits, generally 15 mph, must be obeyed for your safety.
10)Sleeping Accommodations: The house has three bedrooms and sleeps 6 comfortably. There are two additional sofas that can be used to sleep on, plus 5 recliners that people have been known to sleep on.
11)Parking: Parking allows for the diagonal parking of 3 to 4 vehicles.
12)Bed Linens & Towels:No towels or bed linens are provided; you must bring your own. Beds include 2 twin beds, 1 full size bed, and 1 king size bed. Blankets and pillows are provided.
Liability & Damage: This house is privately owned and the owners are not responsible for any accidents, injuries, or illnesses that occur while occupied by any other individual. The homeowners are not responsible for the loss of personal belongings or valuables by the tenant. By accepting this reservation it is agreed that the tenant is assuming the risk of any harm that may arise from the use of the premises or others that they may invite.
